FAQ

Common questions

Should I hold property personally or through a company?
It depends on your income, how many properties you hold, whether you reinvest profits and your longer term plans. A company suits portfolio builders more often than a single let. We model both before you commit.
What tax arises if I move property I already own into a company?
It is treated as a disposal at market value, so capital gains tax can arise, and the company may pay stamp duty on the way in. This is why the analysis has to come before the transfer, not after.
Can a company still deduct mortgage interest?
Yes. Companies deduct finance costs as a business expense, whereas personally held property is restricted to a basic rate tax reducer. For higher rate taxpayers this is often the deciding factor.
How do I get profits out of the company?
Usually through a planned mix of salary, dividends and, where relevant, director’s loan repayments. Extraction needs planning alongside the structure itself, or the tax saved going in is lost coming out.
Can you help pass the portfolio to my children?
Yes. Share structures, gifts and trusts all have a part to play in succession and inheritance tax planning, and they work best when set up early rather than retrofitted.
